As the David Reid Homes network is rapidly expanding throughout Australia, there are and will be many opportunities available for astute investors in all areas throughout Australia.

David Reid Homes build showhomes in all areas in which they have franchises. The company will construct a minimum of 1 showhome in each franchise area every 18 – 24 months.

The strategy on the showhomes is to always and without exception construct the most awe inspiring home whilst still keeping it relevant to the area in which it is constructed. The showhome must be a window to the very best the company can offer.

Previously in New Zealand, David Reid Homes have always out sourced the financing of these homes to eager investors, who have made large capital gains on the properties. These gains can be attributed to many elements, - the quality of the construction, the superb design, the homely feel created, the colour schemes or furnishing, or the brand recognition. Although all these facets contribute, the most important element is buying the property at a true wholesale rate.

To this end David Reid Homes has always genuinely passed on a wholesale price to their investors and passed on any showhome discounts given. This has created a pool of eager investors in New Zealand, some of which are on to their 2nd or 3rd showhome investments. David Reid Homes sees this as a long term opportunity which assists their franchisees sell houses and have adopted protocols to ensure their investors are always well looked after.

In Australia being a recent arrival, David Reid Homes are now looking to build up a database of investors who are interested in receiving information as to when these showhome opportunities arise.

PROPOSAL

David Reid Homes will identify opportunities with developers, and often be invited to purchase “showhome sites” sometimes with terms far superior to a retail buy. David Reid Homes then undertake to pass on any of these discounts or any favorable terms offered.

David Reid Homes will design a home relative to the area, but sitting quite a few percentage points above “an average contract price”. This then guarantees a much better end product than what is available to the public for viewing in the local area.It not only assists the company to receive praise and assert high end brand recognition but also assists the investor in receiving a home which is considered a far better home than any other showhome in the region. In New Zealand today, many past clients who sell their homes advertise the home as a “David Reid Home” as they see this as a very positive home perception.

After David Reid Homes have identified a block of land which is suitable for a showhome they will negotiate terms with the developer. They will then design a home and specification and quote the construction. A package price, - with 3 dimensional images, plans and specifications will then be circulated to persons who have indicated an interest via e-mail.

After the showhome is completed it is leased back by the David Reid Homes Franchisee for a period of 12-24 months at a return to the investor.
